Two clear starting options cover most residential listings. Larger, specialized, or unusually complex properties are reviewed individually.

Every property is reviewed before booking so the coverage and final quote reflect the space accurately. Pricing assumes the property is photo-ready when photography begins.
04 · From scheduling to delivery
Share the address, approximate square footage, property type, intended use, and any features that deserve additional attention.
The property should be clean, uncluttered, and ready to photograph when I arrive. A simple preparation guide is provided in advance.
I work through the property methodically, photographing the exterior, primary rooms, connecting spaces, and important details.
Each selected photograph is corrected for exposure, color, perspective, and consistency without materially misrepresenting the property.
Finished MLS-ready and full-resolution files are delivered through a private online gallery within two business days.
The process is designed to be efficient for you, respectful of the property, and dependable from beginning to end.
05 · Before the appointment
Clear expectations help the appointment move efficiently and allow the finished photographs to reflect the property at its best.
A preparation guide will be supplied before the appointment so sellers, tenants, or property managers know what deserves attention.

These answers cover the most common scheduling, preparation, weather, delivery, and usage questions.
Yes. Rooms should be clean, decluttered, and arranged before the scheduled appointment. A preparation guide will be provided so nothing important is overlooked.
Small distracting items may be adjusted when practical, but extensive staging, cleaning, furniture moving, and property preparation are not included.
Interior photography can often continue as planned. When weather would noticeably compromise the exterior photographs, we will discuss the best available option, including rescheduling when necessary.
Not at launch. The current service is focused on carefully composed, professionally finished interior and exterior still photography.
Standard delivery is within two business days through a private online gallery.
The standard license covers marketing the property during its current sale or rental listing. Builder, commercial, editorial, permanent business, or unrelated promotional use may require a separate license.
Sometimes. Locations beyond the Northwest Valley may include an additional travel fee and will be reviewed before booking.
Detached buildings, extensive grounds, community amenities, unusually complex layouts, substantial travel, or requests requiring significantly more coverage may require a custom quote.
